After years of booming sales and bidding wars, the real estate market in Delaware and Maryland is starting to shift—and it's catching some sellers off guard. While we’re still seeing strong interest, especially in desirable areas near the beach, today's buyers are far more selective. And one of the biggest mistakes I’m seeing right now? Overpricing.
As a local agent, I work with both buyers and sellers every day. Lately, many of the homes sitting on the market the longest have one thing in common: the price doesn’t match the value buyers are seeing. In fact, across the Mid-Atlantic region and beyond, we’re seeing a growing number of “stale” listings—properties that linger unsold because sellers haven’t adjusted to this more balanced market.
What’s Happening in Delaware & Maryland?
In Maryland, the average home is now spending over 45 days on the market, and nearly 1 in 4 homes have had price reductions. In Delaware—particularly coastal areas like Bethany Beach, Rehoboth, and Lewes—we’re seeing similar trends. The buyers are still there, but they’re cautious. If a home doesn’t feel like a good deal, they’re walking away.
Gone are the days when you could throw a high number on your listing and expect it to spark a bidding war. In today’s market, pricing your home correctly from the start is crucial. Overpricing not only delays your sale—it often leads to bigger price drops down the road.
What Happens When a Home Sits Too Long?
If a listing goes 60+ days without a contract, buyers start to wonder: “What’s wrong with it?” The longer a home sits, the harder it becomes to sell—often resulting in price reductions of 5% to 10% or more. That’s a loss that could have been avoided with the right strategy up front.
